Replacing a roof is one of the largest investments a homeowner makes, so it pays to understand what drives the price.
What drives the cost
**Size.** Roofing is priced by the "square" (100 square feet). A larger roof means more material, labor, and disposal.
**Pitch and complexity.** Steeper roofs and roofs with many valleys, hips, dormers, or skylights take more time and skill to waterproof.
**Material.** Architectural asphalt is the most affordable; metal, tile, and designer systems cost more but last longer.
**Decking.** Rotted or soft decking discovered during tear-off is replaced at a per-sheet rate.
**Access.** Homes that are hard to reach or require special equipment add labor time.
How to compare quotes
Compare like with like: the same manufacturer and product line, the same underlayment and flashing scope, the same ventilation work, and the same warranty terms. The lowest number is not always the best value.
Getting started
Every replacement begins with a written inspection report and an itemized estimate. There is no charge for the visit, and you will know the exact price before any work begins.
